Protection for workers from COVID-19
CAI/OSHA released emergency regulations for the protection of workers from the COVID-19 virus which became effective on November 19, 2020. (see Special Bulletin 2020-22)
Natural Hazard Disclosures
Pursuant to Section 1103 of the California Civil Code Specified Natural Hazard Disclosures are required when specified residential property (including mobile/manufactured homes) is sold.
For the purpose of these regulations, definitions of “real property” and “single-family residential property”, are provided in Sections 10018.07 10018.08 Business and Professions Code which includes mobile/manufactured homes.
Section 1103(b) reads: Except as provided in Section 1103.1, this article applies to a sale, exchange, real property sales contract, as defined in Section 2985, lease with an option to purchase, any other option to purchase, or ground lease coupled with improvements, of any single-family residential real property.
Section 1103.2 (a) states; “The disclosures required by this article are set forth in, and shall be made on a copy of, the following Natural Hazard Disclosure Statement”.
